Q: How do you provide such deep discounts?
A: You’ll find investment properties on this site discounted 20-50%. We use proprietary marketing systems that get in touch with home owners who are highly motivated to sell their property. Our business focus is to efficiently acquire properties at the deepest discounts, and then, pass that savings along to you.
Q: How are the properties on this site different from ones I’d find on the MLS?
A: Most properties you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale. We work directly with the home owners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS. The advantage is that typically our offerings have never been exposed to the MLS and you can avoid a previous listing history potentially killing a sale or affecting sales and refinance appraisals.
Q: Can I use bank financing to buy these properties?
A: We tend to work with people that are paying cash and who can close quickly. However, if you are pre-approved with a bank and can close quickly… it may be possible. However, government backed loans such as FHA, RD, and VA will not likely be possible with properties needing repairs.
Q: How often do you add new investment properties to the site?
A: We’re always sourcing new investment properties… and add new properties to this site often. However, we email our mailing list first and often a property is sold before it makes it to the site. We only send one email for any particular property so we don’t clutter up your inbox. The best bet is to make sure your on our list and keep an eye out.
Q: Do you charge any commissions or work with Realtors?
A: We are not Realtors so there are no commissions. However, we are happy to work with Realtors or clients that have a Realtor. We can pay 3% on an Authorization to Show. However, realize that we have priced these properties at deep discounts and cannot pay commissions AND negotiate down the price.
Q: What if I don’t want to actively buy properties but still want to invest in real estate?
A: Glad you asked, we work with a few passive investors to help them earn a reasonable return secured with local single family residences. This is a conversation best had in person. Contact us to set up a time to talk more or if you are not in the Springfield area give us a call at 417-592-9072.
Q: What if I want to build my own real estate investment business but don’t know where to start?
A: If you like what you see on this website and think we are a company you would could work with, then start by reaching out to us with a call or email. This isn’t a get rich quick scheme and qualified candidates will have a strong desire to succeed and some initial resources to get started. We have a few ways that we may be able to help and you never know until we have the conversation. We can’t work with everyone, and if you decide it’s not a fit for you, that’s okay too.
